90 hectare future quarter for Nuremberg: CV Real Estate AG acquires "Baufeld WA3" of the Lichtenreuth project development

(Munich, September 10, 2020) Attractiveness, liveliness and innovation - with the acquisition of the WA3 construction field on the Lichtenreuth project development site, CV Real Estate AG can now set the course for the creation of a promising residential quarter that will once again clearly underscore the importance of Bavaria's second largest city as an economic and cultural center. In the near future, the large former freight station area in the south of Nuremberg, adjacent to the Hasenbuck district, is to be filled with life: On the WA3 construction site with a plot area of approx. 8,450 m2, the project development specialist from Munich will implement the realization of a residential development with apartments that not only meet the special requirements of today, but also fit into an extremely attractive environment here that consequently shines with a perfect mix of living, working, local amenities, recreation and green spaces – and all of this in the direct vicinity of the future new Nuremberg Technical University. CV Real Estate AG was advised on the transaction by the law firm Wagensonner Rechtsanwälte from Munich.

The former Deutsche Bahn freight station site on Brunecker Straße (Südbahnhof), which covers a total of approximately 90 hectares, currently lies fallow and is used only sporadically by commercial enterprises. The purchase of the site thus marks the start of the development of a type of living that is in extremely high demand in densely populated urban centers around the world: "Apartments are an ideal solution, especially in cities with populations of over half a million, such as Nuremberg, which want to have their finger on the pulse of the times and are always on the move thanks to their technical possibilities and good infrastructure. However, for us as a project development company, which sees its task as far more than just 'putting bricks on top of each other', the focus is on a holistic concept that provides future residents with a balance in the form of meeting places, space for recreation and a neighborhood that is open overall and in all directions," explains Christian Vogrincic. "In our planning, we are particularly taking into account the time after Corona and will develop the apartments according to the latest needs of future residents," adds Anatol Obolensky. The modern apartments, construction of which will begin as early as the third quarter of 2021, will be closely linked to the new Technical University of Nuremberg, which will start teaching in 2025 and attract a total of around 6,000 students and 250 professors to the research location for this purpose. "These will be delighted to live virtually just a stone's throw from their university in such an attractive neighborhood as Lichtenreuth," says Christian Vogrincic. The seller is Aurelis Real Estate Service GmbH; the parties have agreed not to disclose the purchase price.
